Frequently asked questions

How is the real estate commission calculated?+

This example uses a common Edmonton tiered structure: 7% on the first $100,000 of the sale price and 3% on the remainder, split between the listing and buying brokerages. GST of 5% applies on top of the commission. Commission rates are not fixed — they are negotiable and vary by brokerage, so you can edit the percentages above.

What is included in "other costs"?+

Use the other costs field for items such as pre-sale repairs, staging, cleaning, mortgage discharge or prepayment penalties, and condo document fees. Legal fees for closing are entered separately. Your lawyer and lender can confirm exact figures.

Is the mortgage payout the same as my remaining balance?+

It is close, but your final payout may include a few days of interest to the closing date and, on a fixed mortgage broken early, a prepayment penalty. Request a payout statement from your lender for the exact amount; here we treat the balance you enter as the payout.
