Who we are

This website is operated by Pavan Gullapally, Licensed REALTOR® with smartPRO Realty ("we", "us"). We are committed to protecting your privacy and handling your personal information in accordance with Canada's Personal Information Protection and Electronic Documents Act (PIPEDA), applicable Alberta privacy legislation, and Canada's Anti-Spam Legislation (CASL).

Information we collect

We collect personal information only when you choose to provide it or as needed to operate the site:

• Contact requests: your name, email, phone number, and message.
• Home valuation (CMA) requests: your name and contact details plus property information such as address, type, size, condition, and timeline.
• Newsletter sign-ups: your email address.
• Automatically: limited technical data — your IP address, browser/user-agent, the page you submitted from, and any campaign (UTM) parameters. This is used for security, to understand how the site is used, and to keep a record of when and from where you gave consent. We keep the IP address for up to three years and then remove it, retaining only a non-identifying hashed form.

Why we collect it and your consent

We collect personal information to respond to your inquiries, prepare requested home valuations, and — only where you have given express consent — to send you market updates and new-listing emails. By submitting a form you consent to the collection and use of your information for the purpose identified on that form. We keep a record of the exact consent wording you agreed to, when you agreed to it, and the IP address it was submitted from, so that we can demonstrate your consent if we are ever asked to. Consent to be contacted about your enquiry and consent to receive marketing email are asked for separately; you can give one without the other, and you can withdraw marketing consent at any time using the unsubscribe link in any such email or by contacting us.

How we use your information

• To reply to your questions and provide real estate services you request.
• To prepare and deliver a Comparative Market Analysis when requested.
• To send commercial electronic messages (market updates, listings) only if you have expressly opted in.
• To protect the site against spam and abuse.

Disclosure

We do not sell your personal information. We share it only with service providers that help us operate the site under appropriate safeguards — our database and form processing (Supabase, Canadian region), website hosting (Cloudflare), email delivery (Zoho ZeptoMail, Canadian data centre), and our customer relationship management system (Zoho CRM, Canadian data centre), where enquiries are stored so we can follow up with you — and where required by law. Newsletter and listing-alert subscriptions are not added to our CRM. Although Zoho stores this data in Canada, Zoho Corporation is a foreign-owned company whose personnel may access it from outside Canada for support purposes, and some providers may store data outside your province or country.

Retention

We keep personal information only as long as needed for the purposes described above or as required by law or brokerage record-keeping obligations, after which it is securely deleted or anonymized.

Safeguards

We use reasonable administrative and technical measures to protect your information. Form submissions are processed over encrypted connections and stored with access controls. No method of transmission or storage is completely secure, however, and we cannot guarantee absolute security.

Your rights

Under PIPEDA you may request access to the personal information we hold about you, ask us to correct it, or withdraw your consent at any time (subject to legal or contractual limits). To make a request, contact us using the details below.

CASL and email

We send commercial electronic messages only with your express consent. Every message identifies us and includes a working unsubscribe link. You can withdraw consent at any time and we will honour your request promptly.

Cookies and analytics

This site aims to use minimal client-side scripting. If analytics or cookies are added in the future, this policy will be updated to describe them and any choices available to you.

Third-party links

Our site may link to third-party websites (for example, social media or mapping services). We are not responsible for the privacy practices of those sites; please review their policies.
